Three decades, built in almost equal parts

Bountiful's homes come in three nearly even layers. The 1950s, 1960s and 1970s each added between about 2,800 and 2,900 homes, together 8,543 of the city's 15,585.1

1960s2,88018%
1970s2,78918%
Any year before 1980about 9,80063.0%

Why so even? In the 1950s, Bountiful's closeness to Salt Lake City made it a natural home for commuters, and its population more than doubled.2 Building kept going for two more decades. Today the city's median year built sits at 1973, owners live in 71.3% of homes, and the median value is $532,200.1

The spread shows up in estimates. A house from the early 1950s and one from the late 1970s were built a generation apart, with different wiring, plumbing and room sizes. So two neighbors can get very different prices for what sounds like the same job.

From the old fort to the foothills

Bountiful is Utah's second settlement, and it was incorporated on December 14, 1892.2 The original fort wall enclosed roughly the area bounded by 4th North, 2nd West, 5th South and 4th East.3 The city's Bountiful Tabernacle is the oldest chapel in continuous use in Utah.2

From there, most residential neighborhoods climb high up the mountain slopes.4 Val Verda covers the south end of the city, and Mueller Park Canyon on the east side holds a popular hiking trail.4 On a hillside lot, ask how cabinets, counters and debris will get up and down a steep driveway, since access can add time to a job.

The bench wildfire map and your remodel

This is the rule that sets Bountiful apart. On December 9, 2025, the City Council adopted a Local Wildland Urban Interface Area map.5 Inside it, new construction, major remodels and reroofing must follow the adopted building code and the International Wildland Urban Interface Code.5 Existing homes need no immediate action.5

Whether a kitchen or bath counts as a major remodel is the city's call. Ask early, especially if your plan changes outside walls, windows or the roof. Checking your address against the map before design saves redrawing later.

Permits at Bountiful City, Monday through Thursday

Bountiful sits in Davis County, and the city's land falls almost entirely in one ZIP code, 84010.67 The city has a Building Department of its own, and all permits now go through CityInspect, the city's online portal.8 Office hours are Monday through Thursday, 7 am to 6 pm, with building permits issued until 5:30 pm.8

Older materials deserve a plan too. The federal lead rule generally doesn't cover homeowners working on their own houses built before 1978,9 but any firm you pay to disturb lead based paint there needs EPA or state certification.10 Asbestos can't be identified just by looking, and EPA lists planning a remodel as a reason to have suspect materials checked.11 For budgets, check our remodel cost guide, then request a free estimate.

Bountiful FAQ

Remodel questions from Bountiful homeowners

Do Bountiful's wildfire rules apply to my kitchen remodel?

Only if your home is inside the Local WUI Area, and only for new construction, major remodels or reroofing.5 Existing homes don't need to make changes right away.5

If you're on the bench, look at the city's map early. Whether your kitchen or bath counts as major is up to the city, so have the remodeler confirm it with the Building Department before final design.

Is Bountiful covered by Salt Lake County's permit office?

No. Bountiful is in Davis County and has its own Building Department, with every permit handled through CityInspect.68 The Municipal Services District handles Magna, Kearns and the unincorporated parts of Salt Lake County, not Bountiful.12

So if you read remodel advice written for Salt Lake County, double check it against Bountiful's own rules before you count on it.

Why can two Bountiful neighbors get very different remodel estimates?

Often it's the house. Bountiful built roughly equal numbers of homes in the 1950s, 1960s and 1970s,1 so the house next door may be twenty years newer or older than yours, with different wiring, plumbing and layout.

Scope and finishes matter too. Our cost guide explains what moves the price, and each estimate is written for your house, not the neighborhood.

When is the Bountiful Building Department open?

Monday through Thursday, 7 am to 6 pm, with building permits issued until 5:30 pm.8 Permits themselves are handled online through CityInspect.8

Normally the remodeler handles the permit application and inspection requests, so you may never need to call. Still, it helps to know the office isn't open Fridays if you're planning around a deadline.
