Draper's homes are young

Draper is mostly a 21st century city. The median home here was built in 2003, 62.1% of homes date from 2000 or later, and the 2000s alone added 6,042 of the city's 17,448 housing units1. Just 5.1% were built before 19801.

The growth came fast. Draper incorporated in 1978 and more than tripled in population between 1990 and 20002, going from 7,143 residents in 1990 to 51,017 at the 2020 census3. Its median owner occupied home value, $784,800, is higher than in any other city on this site1.

Upgrading a builder grade kitchen or bath

In a house built around 2003, the plumbing and wiring are decades newer than in a 1960s home. That's our reading of the age data, not a city statistic, but it changes what a Draper project tends to be. Instead of chasing old pipes, more of the budget can go to the parts you see and touch every day.

Cabinets that fit how you cook

Taller uppers, deep drawers and a pantry wall in place of stock boxes. See kitchen cabinets.

Counters and an island

Stone or quartz surfaces, and an island sized for how your family actually gathers. See countertops.

A roomier shower

Trading a tub or a cramped stall for a walk in shower is one way to rethink a bath. See bathroom remodeling.

Light and power

Outlets at the island, lights under the cabinets and a quieter vent fan make a big daily difference.

With home values this high, finish choices carry real money. Ask the remodeler to price two or three finish levels for the same layout, then compare them with Salt Lake remodel costs. Those are planning ranges, not quotes.

Hillsides, geology and Draper permits

Draper sits with the Wasatch Range on its east side and Traverse Ridge to the south3, and some neighborhoods climb those slopes. In 2023, a landslide on Springtime Road in the SunCrest area swept two homes off the hill4. City officials fenced off the two destroyed homes and two neighboring houses that were condemned5.

Geology shows up at the permit desk, too. Draper won't accept plans or permit applications for homes, townhouses, twin homes and other buildings until the city has accepted a geotechnical report for the parcel6. Its permit page also lists a deposit for geologic peer review6. The page doesn't say whether that reaches an interior remodel, so if your plans add space or touch the foundation, ask early.

Everything else runs through Draper's online portal: applications, status checks and inspection lookups6. The city posts submittal checklists there too, including one for basements6. No list of exempt kitchen or bath tasks is posted, so the remodeler settles that with the Building Division for your scope.

One city, two counties

Draper crosses a county line. Census estimates for 2025 count 47,159 Draper residents in Salt Lake County and 3,493 in Utah County7. About 90% of the city's land is in ZIP 84020; smaller pieces fall in the Utah County ZIPs 84003, 84043 and 840048. If yours is one of those, include your street address so the remodeler can confirm the job is in their service area.

From a pioneer fort to Corner Canyon

Draper's roots run much deeper than its houses. Ebenezer and Phebe Brown established the settlement in 1849, and the old fort site is now part of Draper's historic park2. The city has a historic preservation program, but its page lists a staff contact rather than design rules for homes9.

Around town you'll hear names like SunCrest, Corner Canyon and South Mountain, home of the Draper Amphitheater3. Live in an HOA? Read its rules before changing anything outside, such as a window or a wall vent.

Draper FAQ

Remodel questions from Draper homeowners

My Draper home is only about 20 years old. What does a remodel usually change?

With a median build year of 20031, many Draper kitchens and baths may have sound plumbing but builder grade cabinets, counters, tile and lighting. Upgrading those while leaving the sink, range and toilet where they are keeps pipes out of the job and often keeps cost down. Salt Lake remodel costs shows planning ranges, and the remodeler's written estimate gives you the real number.

Does a Draper kitchen remodel need a geotechnical report?

Draper's permit page says the city won't accept plans or applications for homes and other buildings until it has accepted a geotechnical report for the parcel6. It doesn't say whether that covers interior remodels. For a kitchen that stays inside the existing walls, ask the Building Division what it needs from you before plans are drawn.

Can I add a kitchen in my Draper basement?

Draper's permit page includes a submittal checklist for basements6. If the new kitchen is part of a separate apartment, Utah law helps. In residential zones, one internal accessory dwelling unit in an owner occupied single family home is a permitted use, as long as it meets building, health and fire codes10. Cities can still require a rental permit and can bar internal units on lots of 6,000 square feet or less10.

My Draper address has a Utah County ZIP. Can I still send a request?

Yes, send it. Draper's city limits cross into Utah County, with about 3,493 residents on that side in the 2025 estimates7. Put your full street address on the form. The remodeler will confirm that your street is in their service area, and permits for any home inside Draper city limits go through Draper's Building Division6.
