The newest homes of any city on this site

South Jordan's median home was built in 2007, and 70.3% of its housing went up in 2000 or later1. The 2010s were the busiest decade, adding 9,369 of the city's 27,365 housing units1. Only 8.7% of homes here predate 19801.

The town is much older than its houses. Settled in 1859, South Jordan incorporated on November 8, 1935, then issued bonds to pay for a water tank2. It counted 77,487 people at the 2020 census2, and Census estimates put it at 87,614 in 20253.

Our read of those numbers: in most of South Jordan, a kitchen or bath project means upgrading finishes a builder picked sometime between the mid 2000s and the late 2010s, not gutting an old house. Most homes are lived in by their owners, 81.4%, and the median value is $650,5001.

  • Swap stock cabinet boxes for cabinets with real drawers and a pantry
  • Replace builder laminate or entry level stone with new countertops
  • Trade a soaking tub you never use for a larger walk in shower (bathroom remodeling)
  • Add task lighting and outlets where the island actually gets used

Remodeling in Daybreak

Daybreak is the 4,200 acre planned community on the city's west side that Kennecott Land began in 2004, laid out for more than 20,000 homes2. The remaining 1,300 undeveloped acres were sold to the Larry H. Miller Group in 2022, and Downtown Daybreak opened in 2025, anchored by the Salt Lake Bees ballpark2. The 67 acre Oquirrh Lake sits inside 137 acres of park and wetlands there2.

For remodeling, the rule to know is design review: any exterior change to a Daybreak home must first be reviewed and approved by the Design Review Committee4. Interior kitchen or bath work isn't described as needing committee review. But a new window, a range hood vent through a wall or a changed door can count as exterior, so ask first.

Townhome and condo owners have one more step, because their own sub association reviews the request before the committee does4. Daybreak's association lists groups such as Lake Village Townhomes, Eastlake Condos, SoDa Row Townhomes, Highland Park Townhomes and Creekside Townhomes5.

Small upgrades and Utah's handyman limit

When a house is this new, it's tempting to break a remodel into small jobs for a handyman. Utah's handyman exemption only covers alteration or remodeling work with a total value under $7,000, counting labor, materials and change orders6. Even below that amount, a project that involves a plumbing or electrical system has to be done by a licensed plumbing or electrical contractor6.

A remodeler with an active Utah contractor license can take on the whole job under one written contract. You can look up any Utah license yourself on DOPL's Licensee Lookup and Verification System7.

South Jordan permits and the building code

The City of South Jordan Building Department issues building permits, and applications and inspection requests go through its CityView online portal8. The department lists the 2021 International Residential Code, including Appendix E and Q, as its residential code8; that's the same IRC edition Utah adopted statewide9. Its page doesn't spell out which kitchen or bath tasks skip a permit, so the remodeler confirms your scope with the city.

Finishing a basement with a bath or a second kitchen? The department posts basement finish handouts, including one for code requirements, one titled Basement Finish, Residential Remodel, and a basement plan review guide8.

City land splits almost evenly between ZIP 84095 and ZIP 84009, the Daybreak side10, and Glenmoor's golf course, private but open to the public, sits inside city limits2. Include your street address when you ask for a free estimate.

South Jordan FAQ

Remodel questions from South Jordan homeowners

Do I need Daybreak's approval to remodel my kitchen?

The Daybreak Design Review Committee must approve any exterior change to a Daybreak home before it's made4. Interior kitchen work isn't described as needing its review, though South Jordan's own permit rules still apply. If your plan adds a window, an outside vent or a new door, check with the committee, and with your townhome or condo association first if you have one.

What kind of kitchen project fits a 2010s South Jordan home?

More South Jordan homes were built in the 2010s than in any other decade1, so many kitchens still have their original finishes. Projects that fit a house this age include new counters, new or refaced cabinets, a bigger island, better lighting and a backsplash, often with the sink and range left in place. See Salt Lake remodel costs for planning ranges.

Which building code does South Jordan use?

South Jordan's Building Department lists the 2021 International Residential Code, including Appendix E and Q8. Utah adopted the 2021 IRC statewide, with state amendments9. The remodeler plans the work to meet that code, and city inspectors check it during the job. If you're finishing a basement bath, the department's basement handouts include one on code requirements.

Can a handyman handle my bathroom update instead?

For a small job, maybe. Utah lets an unlicensed person do remodeling work only when the total contract value is under $7,000, including labor, materials and change orders6. A project involving the plumbing or electrical system still needs a licensed plumbing or electrical contractor6. A tub to shower conversion changes plumbing, so it usually lands on the licensed side. Check any license on DOPL's lookup7.
